Commerce Flip off Lower Straights Lake - $195,000 ARV

Come in and finish this former live-in flip, located 1 block off Lower Straights Lake (with privileges). Nice corner lot in a quiet neighborhood. This ranch-style 3 bedroom, 1,446sf home already has one bath updated, and one framed to be completed next to the master suite. This one also comes with a fenced-in backyard and attached 2.5 car garage.

Roof and furnace replaced within the last 5 years, and septic was replaced in 2001. Turning on the well trips the breaker. All other known repairs to be completed should be found pictured, in the link below.

3320 Fox, Commerce - 3/2, 1,120sf in similar condition sold for $135,000 cash, which is the most recent comparable sale in the last 12 months in the neighborhood

ARV Comparable - 9607 Nestoria, Commerce - 3/1.1, 1,425sf split-level sold for $195,000 within the last 12 months. Just a few streets over from the subject property.

Renovation costs vary widely depending on purchaser, as we all know, but I'd say this needs every bit of $35,000 to finish.
