Low--Maintenance Tenanted Rental in Quiet Waterford Sub

Tenant's been in place 10 years with no plans to move. No late payments, MTM lease.

Market rent is between $775-$900 for nearby 2 bed / 1 baths. Tenants are smokers, so the property will need a paint and carpet job should you decide to shoot for market rents. 

If you want to keep things as-is with no hassle, continue with the $6,000+ annual net income.

Roof and windows replaced in the last 10 years, and the water heater within the last 2. Furnace is past it's useful life but no issues (we know how that goes). Waterford schools. See the links below for market information and photos.

I hold the assignable contract. To avoid tenant disruption, a showing will only be scheduled after and acceptable agreement and EMD is received. Contingent on a walk through if you'd like, of course.
