Almost no work required on this well-maintained Pontiac end-unit town home, the owner is simply ready to move on. Built in 2002, all major systems are still in great shape. Only needs a quick vacuuming, and it's ready to rent. Appliances will stay with the unit. 

Similar 3-bedrooms are renting for $1,250/mo and up. The complex has a pool, clubhouse, sauna, and fitness facility, which keeps tenants around long-term. HOA is $225/mo and covers amenities, grounds maintenance, and exterior unit maintenance. Also, the HOA does not impose any rental restrictions on units, other than a minimum six-month lease.

Recently updated 2 bed / 1 bath Warren rental on fenced-in corner lot with large 2.5 car garage. Can be easily converted to a legal 3-bedroom.

New furnace & hot water heater. Roof, windows, electrical, and plumbing all redone in the last 10 years. Bathroom & kitchen recently redone as well. 

Will need a fresh coat of paint and hardwood polished. The bedroom in the basement needs some drywall repair and flooring thrown down. Egress window, heat source, and adequate size qualify as a bedroom once finished, with a closet to boot. Basement flooded via sewer drain and was repaired via hydro-jet - no issues since. The bedroom now just needs to be put back together.

Turn around and throw it on the market - similarly laid out attached 1149 Chestnut was listed at $115,000 this month and went pending in 5 days. 

Or rent out for $1,300/mo like next door 2 bedroom 714 Palmer. 

HOA is $200/mo and covers trash & outside maintenance.

Market rents support $900/month, or turn around and put it up for sale. Nearby similar property (albeit shined up) 397 Ferry pending after 3 days on market at $80k.
