I would not deviate from the basic rule of 3 times the rent to be eligible to apply.  It keeps the tenants in a rent range that they should be able to afford based on their income.  If you use their credit history they way Roy describes, it will tell you about their financial habits/responsibility.

Nice work @Tim Nicholas! I'll just add, HELOC is a term that gets used loosely when people are actually talking about a commercial LOC.

Technically a HELOC is only on a primary residence or second home as mentioned already. It wouldn't surprise me if you even come across a bank loan officer who uses the term interchangeably.

Hello Katie, you came to the right place.  I’ve made lots of priceless connections through BP.  I happen to invest a little in the Alexandria market and a good bit more in other areas.  I really like the people in Alex and the only reason I don’t do more there is because I live 90 miles away and I’ve been doing a good bit of business in the Baton Rouge market.

Hello Ashley, where are you in Louisiana and what are you trying to do?  Your credit score is the only thing anyone who lends money has to go by to make a risk decision about investing with you, unless you present some other form of track record.  All investments are risk decisions.
