Welcome to BP Dominique. Lots of good avice already given. Especially by @Don Johnson, you definitely want to attend your local investor meetups. Expect it to be a relationship building process. I do a lot of networking and it has paid off incredibly. But you would be surprised how many new people show up at a meeting and ask you to be their mentor on their first introduction. Then, you might see them one more time or never again.

This is a relationship business.  Take some time and listen to the podcasts here on BP. Read the recommended books at the end of each podcast. Keep showing up and get to know the investors in your area and let them get to know you. When you ask questions, ask for clarification or to fill in the blanks of things you learn from reading/podcasts. Pace yourself.

I don't personally know of any STR managers that I could recommend.

Congratulations on getting your license Carlos! I'm sure you've seen, getting the license is all about learning how to do real estate transactions in accordance with the law. Nothing about lead generation, sales, negotiation, investing and a lot of other things you need to know to make the most of that license!

You have to be hungry (proactive) and be like a sponge to absorb all of the training and education your broker has to offer. Take every opportunity to connect and learn from leaders in your organization.

Start connecting to investors by attending networking events. Understand that there is a lot that goes on, on the investment side of the business (off market) that realtors, who spend most of their time and effort on the retail side of the business, aren't familiar with.

A couple of good resources are "The Millionaire RE Agent" (red book) and "The Millionaire RE Investor" (blue book) both by a guy named Gary Keller. In my early days around my broker's office, agents would ask why I wasn't doing some of the things "everyone else" was doing. I said, I'm on the blue book plan, not the red one. LOL!  He has several others worth adding to your library as well. But those are some 101 level fundamentals that will get you started with a solid foundation.

Be proactive in choosing your path. You have continuing education requirements every year and you can fill as many of those hours with ellective courses that are investment related. The CCIM designation is specialized education and experience realtors can earn to become a Certified Commercial Investment Member.

I would not walk away from $4k. Your story is an example of why I tell new investors, the auctions are not a place to start with little or no experience, unless you are working closely with an experienced mentor or partner. I hate these words, "buy something and you will learn more than any class/book." 

Go to your local REIA meeting and talk to experienced investors. Ask for recommendations for a local real estate attorney who is good with evictions and other matters investors have to deal with. That's where you will get your best advice.
