At risk of being called a "nay-sayer," @shekeira ward, I would advise extreme caution in attempting to rehab around here from a distance.  If you have the relationships established and you are continuing to do business with someone you know, that's one thing.  But starting new relationships with someone handling a rehab project from afar, will be a challenge.

Go here for more information on opportunity zones: https://www.irs.gov/newsroom/opportunity-zones-fre... They are so new that the IRS is just establishing guidance for interpretation/application of the rules based on the new laws that created them.

@Michael Cleary! I think $1200-$1400 to remove any type of tree that is 30 ft tall is pretty cheap.  I have a real good tree specialist in the area who is licensed and insured.  He has the best prices I've found for anybody you can hire who is licensed and insured around here.  

Tree removal is high risk in every aspect from the guys doing the work to the house and other property in "the drop zone." Verified licensed and insured is the only way to go for this expense!

There are some trees, particularly, water oaks that often as "volunteers" grow fast and tall.  Like a bad weed that's 80-90 ft tall and they get so huge with massive branches that are prone to breaking in high winds.  I do get rid of those if they are close to the house.

There are a some that are gems, like live oaks, but they have to have room to grow as they spread around 50 feet from center.  I would be happy to take a little time to look at what trees you are talking about and offer some of my experience dealing with which ones are better than others to plan to keep.

NOREIA (New Orleans Real Estate Investors Association) is meeting this Thursday evening (6:30PM) in Metairie.  I usually get in town at around 4PM to beat the rush hour traffic and I grab a coffee and beignets at Cafe Du Monde on Veterans.  It's right down the street from the meeting location, if any of you can make one or the other?

Congratulation @Nita Martin, you've found a deal that a bank is willing to finance!  Like it was said above, that is a very positive indicator you are onto something good.  I also agree that those terms are very good terms for this type of investment.  You obviously have your finances in order too!  Nice work!
