If you use the ABCs of houses and neighborhoods, it's all made up. You can call it whichever you like.  Those terms get thrown around here on BP like they mean something, but outside of commercial real estate, it's all made up. Even in commercial real estate the classes are sometimes complex to understand.

Alternatively, if you stick to the numbers, like rent rates and property values, that is easily verifiable and is less subject to arbitrary preferences.

I’ve had good luck with facebook market place, zillow and craigslist.  I also use buildium and it does like zillow and syndicates your rental listing to multiple other sites.

You can do up to $75k of work with only a home improvement license. That is basically a registration, there is no test for the home improvement contractor’s license in LA. To get a GC license and find the answers to any related questions go here:

Hello @Tina Jenkins, thank you for asking.  It is something new, so we all have a lot to learn about the topic.  Opportunity Zones were added to the tax code by the Tax Cuts and Jobs Act on December 22, 2017.
