LOL! It’s funny you should ask.  I often use Mamou as my example of a small town that is WAY off the beaten path.  Feel free to reach out to me if you have something out that way? I can help you out.

Go to meetup.com/bpacadiana to join the group for free and get notice of any meetings.  They normally happen on the 3rd Monday of the month, which would have been tonight, but with Christmas right around the corner and the Saints on MNF, we did not meet this month.  See you in January if you can make it.

There are lots of HMLs who will finance 100% of rehab if you have 10% of the purchase amount.  With the information you’ve given, I’m generalizing, but it’s usually a better position to be in to retain more of your own cash on hand.

Welcome to BP @Josh Rey! Every other Wednesday, there's a Sheriff's sale that's open to the public and it is generally a room full of cash buyers. You can also join the Baton Rouge REIA (found at meetup.com/the-ring) they meeti every 2nd Tuesday of the month!

I yield any further explanation of what GC means or implies to the man himself. He is accessible.

Yes, that appears to be what GC was suggesting. He is very good at explaining and answering questions about how he analyzes deals.  It’s a rule of thumb and if I understood his use of it, he suggests that he is including some of the transaction fees added to the bank financing to come up with using “the 7 factor” to capture or round off to estimate the cost.  To get the bestt answer, I recommend catching one of his live broadcasts and posting the question to him.
