How close are you to any newer developments where people have limited space to store their "stuff?" Often, the more rural, the more likely there will be low demand because people have plenty of space in barns and backyard sheds of their own. 

Did you exclude the building in the lease with your other tenants? 

How secure would my stuff be if I stored it there if I'm not the person living next to it?

If you didn't exclude it from your current leases, it might be good to use at your next turnover. You could exclude it from the lease and offer it as something extra, (which it is) "for another $50-75?/month you can also rent the storage building!"

I don't have any contractor contacts in that area, but when you get any or decide to give any a try, you can check them out here: http://www.lslbc.louisiana.gov/contractor-search/

There is a search by city function on that website, but it gives a long list (multiple pages) of results. At least you know they are licensed if they show up on this list.

Locating the owner is your absolute best option. Then you are no longer quieting title. He now owes you for the back taxes and interest earned. You need him to obtain a clear title. You can do the legwork of finding him, but complete the process through the attorney. With the owner's involvement and cooperation, it allows you to avoid the whole tax title issue.  The guy who can really tell you how this works is @Chance Delome

Quieting the title is the process you are required to go through to obtain a clear title. Without it, you have no clear title.  There’s no easy way around it.

If only it was as simple as just paying the taxes for five years.  The clock only starts on that 5 year period IF the owner was in fact notified of the tax sale.
