Hi Kevin, Congratulations on finding BP! You have probably figured out that there are not a lot of duplexes available in DFW. The attached represents a SFH house hack that my client plans to live in for 1 year. Let me know if I can be of assistance.

DFW has a diverse economy, a strong job market and good schools in the suburbs. Not to mention two airports for business and personal travel. These are just a few of the reasons we moved to the area and why we stay. My wife and I have been investors since 2013. Our property values have increased significantly over the last 6 years. The attached is an example of numbers I ran for a client interested in house hacking. The client plans to live in the house for a year. Let me know if I can be of assistance. Note: The down payment reflects the 3.5% minimum requirement.

@Ronald Rohde  We are referring to the same form lease provided by the TAA. The Realtors and investors in my network rely heavily on it. I am not aware of anyone creating custom leases. My point was simply that having a widely used form lease in Texas gives the owner or property manager a place to start.

Congrats on finding BP! If you are just getting started you may want to attend the BP webinar being hosted 8/5/20.  It's also a good idea to check out the BP bookstore. As far as price is concerned, %100k may not be realistic for your market. Real estate investing is not one size fits all. The key is to understand your market and figure out how you can make money where you want to invest. In addition to this site and the podcast, BiggerPockets also has a YT channel you may find useful. Best of luck!

That's kind of the reason for boots on the ground. Are you planning to buy out of state without a Realtor? If you are far enough along in your process to have gotten prequalified a Realtor in your preferred area can help.

@Ronald Rohde I'm not a lawyer but noticed that individual leases have been a common practice for a few years on college campuses. It also helps that Texas already has a standardized lease agreement as a template.
