What kind of property are you interested in purchasing? I.e-single family home, townhome, duplex?  I have a combination of all 3.

@Stephen E.----I invest heavily in Greenville.  It's a fantastic area that has been growing at a steady clip for years.  I lived in Greenville for about 20 years prior to moving to Florida and now Seattle, WA.  Much like any area, your higher cash flow areas are more volatile.  Feel free to direct message me with any and all questions.

I do all of my investing out of state BUT(and that's a big BUT) my investing is done in the area in which I grew up.  I am familiar with the war zones, economics, demographics, etc.  Always keep in mind that the only thing you cannot change about a property is the area in which it exists.  No amount of money will be able to change this.   If you invest out of state in an unfamiliar area, you may slip up and make a purchase in an area in which no-one wants to rent.

Thanks @Jamiel McDowell.  I have noticed a few nice places in Puyallup but haven't checked out Sumner or Bonney Lake yet.  I'll be sure to add them to the list.  Are there any cities/town you recommend staying away from?

Good Morning BP, My wife and I are moving to Washington in January for my job. Our plan is to rent for a year, determine the area in which we want to live, then buy. I've only been to Washington once so I never got a feel for certain good/bad areas. We'll be going for a house hunting trip next month so we are trying to plan as best as possible. The bulk of my work will be done in Seattle and Olympia. I'll be working from home so proximity to an office is irrelevant. What areas/cities should I look toward and what areas should I stay away from? We've been looking at Tacoma simply because it's between Seattle and Olympia. We love to get out and be active so close proximity to lifestyle activities would be ideal but not a must. My wife is a teacher so good schools are relatively imperative. Any insight would be great!
