Thanks for the insight @Peter Williams.  In your experience, what kind of reaction do you typically receive from a seller when the buyer offers and interest only payback?  This will be my first seller financing deal so I would like to prepare myself as much as I could for the upcoming negotiation.  Thanks again!

Thanks @Brie Schmidt for the insight. Much appreciated! The HOA does allow for renters and does not have any restrictions.

@Account Closed, to be quite honest, I am not investing in this unit for appreciation.  That is never something that is granted in my opinion so I will be investing for cash flow at this time.  At the deal's current state, cash flow is almost non-existent so I wanted to reach out to the community for more insight as to how to get creative with it.  

I currently have a SFH in this market and it has done very well. With that being said, condo's have also done very well.

I am planning on putting in an offer on a condo that is seller financing.  I will have to do some negotiating somewhere because the seller is asking a price that is $15-20k above the comps in the neighborhood.  He is offering to sell at $89k, $5k down payment(so $84k financed) at 5% for 15 years.  I plan on asking the seller, first and foremost, what about the deal is most important to him  If he says the term of 15 years, then I'll negotiate the selling price and rate.  If he says the 5% rate is the most important, I'll negotiate the sale price and terms.  If he says the sale price, I'll negotiate the rate and terms.  I already know that he doesn't want more than $5k for a down payment because he said it.  My question is, what if the seller says that EVERYTHING is the most important?  I've only spoken to this guy a couple times over the phone and I've already gotten the notion that he is pretty sharp.  Also, please keep in mind that if I bought the property at the seller's current price, terms, rate, and down payment, I would net $20 a month, which is not even worth my time.  The place rents at $850 per month.  Does anyone have any ideas?

Hello fellow BP'ers--- I'm in the process of looking over a deal in my home town of Greenville, NC. It is a town home, 3 bed and 2.5 bath. Tax value of the property is almost $95k(if that really means anything). The seller is offering financing and I am wanting some input as to how/if it would work. Details below... Sale Price:$89k Down Payment:$5k Financed:$84k Rate:5% Term:15 years Taxes:$1300/year Insurance:$350/year HOA:$30/month Owner says he has had no problem renting it out for $850/month. He is an older guy and lives away from the property(he bought the place for his daughter when she was in college in '05 for $99.5k). I am currently holding 2 mortgages for properties that I am renting so the seller financing is very attractive to me. I also don't have 25% for a down payment so that is another reason I am steering away from conventional financing. My question is, how could I get creative with this offer in order to cash flow the property at $200-300 per month or more? What and how could I negotiate with the seller to make it attractive for both parties? Any help would be appreciated!

Hello BP Members!  My name is Rob Jones and I have been following BP podcasts and their YouTube channel for awhile now and have finally bit the bullet and joined the community.  My wife and I currently reside in Fort Myers, FL where I work full-time as a consultant at an IT research and advisory company and she is a first grade teacher.

We recently moved from Greenville, NC in July of last year for my job and are loving every square inch of Florida!  My wife and I currently have 1 rental property in Greenville, a single family 3/2 house.  I am extremely interested in real estate investing and would love to gain as much knowledge as possible from the forum and it's dedicated members.  If anyone in Fort Myers, FL or Greenville, NC would like to connect, feel free to drop me a line!
