Thanks for the reply.

They absolute best lending situation for someone who is flipping and converting to a long term rental is a fix and flip line of credit. We provide this so that clients do not have to re fill out and re apply for every property that they pursue, AND it can convert to a 30 year amortized loan free of additional fees (points). 


So you will not have to scramble with a hard deadline, balloon payments... ect at the end of your fix and flip term, as I see many investors do unfortunately.

Its always wise to cashout if you have another property lined up to invest that money in to increase overall cash flow and profitability.

Just pulling money out to do it, and sacrificing current cash flow I have seen to have bad results with my clients over the years... money seems to dissapear when it is just sitting in your account.

They are great for a number of reasons.

Less time partaking in loan doc filing and more time finding more deals.

Less lender requirements

@Phil Winn wholesaling is over saturated, over publicized and over rated now.

There are other ways you can make money in real estate other than wholesaling.

I dont know what your guys' source is on hitting some sort of ARV ratio to avoid pmi... but you would have to refi to take pmi off of your loan.

It has been years since lenders have stopped charging pmi based off of ARV without refinancing.
