Post: Working with seller agent on condo- Is this a reasonable seller credit request

It definitely seems reasonable, and this is the issue with Dual-Agency. The listing agent can't have your best interest at hand and the seller's. Would love to hear how others transaction with dual-agency happened. When my team comes across this, we usually will have two agents on the team help on the transaction, one representing the seller and one for the buyer. At the end of the day your agent is a fiduciary to you and should have your best interest at hand. 

As far as the AC it should be covered on your home warranty plan, I would call and make sure with the home warranty company.

Moving out of state is a big move, especially with aging parents, so that will be probably the hardest decision you will make here. As far as selling, I would definitely need to know a little more about each property, but talking with a tax professional, and seeing if you could sell the multiunit in NHWD with the tax benefits of it having been your primary for 2 of the last 5 years, seeing if that's an option. They definitely allow it, but it's very expensive. Probably close to a million to do it. You could also do it as an adu and build it detached to attached. Finishing up doing mine, where part of it is over a small part of my existing residence. Will be a lot cheaper if it's not completely over your existing structure. May be cheaper to buy another house, and have two homes appreciating in Los Angeles, vs the one.

Most people think FHA loans are for first time buyers. They aren't, you just can't have two and they must be used for primary homes only. So if you want to rent your current primary out, you could then use FHA for your next home or 5% down. Let me know if you have any other questions, would love to help.
