My ADU is done and now I'm debating on LTR or MTR. I could probably get about $3,000 unfurnished and $4,000-$4,500 furnished. It's a 2 bedroom 1.5 bathroom by LAX. Any tips? Looking at places to get furniture. I need a couch, table and chairs and all the small things. Looking at about $3k. Already have 2 beds.

Are you trying to convert a pre-existing room into a bedroom to increase the ARV? If so you may want to do it with permits, so that it shows on tax records. My flipping clients will often do that because the appraiser may not take it as a bedroom for financing purposes and buyers may see red flags if its an unpermitted bedroom. Thank you for chiming in on @Account Closed question as I wasn’t sure if it was still a possible strategy given the high prices in our market. 

It is definitely still possible to invest in SoCal. Remember, Cashflow is just one of the 10 ways to make money in real estate.
