Set up a payment schedule and have enough at the end of the job to entice them to keep showing up. Also have a penalty for going past due date. Also, come out to my meetup Saturday May 20th, we will actually be discussing ADUs. Hit me up for more info

Hi Taylor, 

To Househack in a more expensive market I recommend doing a combination or househack/live in flip. Buy one of the cheaper homes in a neighborhood, and then fix it up while living in it. Possibly build an adu to help increase your rental income for the property. Do this about every 3-5 years and slowly build a solid portfolio.

For low down payment options, you may be eligible to use an FHA loan on a single family with ADU or Duplex to help get into something. At the moment FHA loan limits for Duplexes is about $1.4 million, and you may be able to find something in those areas for around that amount. Please reach out if you have any questions.

I would talk to a lender and run the numbers, but my guess is a HELOC may be your best bet to get some money out for your next investment.

I'll try my best to be there! I literally live 2 minutes away. As long as my newborn is ok I'll be there. I've been thinking of hosting my own meetup at this location, so I'm excited to see how it works out.

Yes, it’s always a good idea to get pre-approved before looking at homes. I’d hate for you find a home that you like but you can’t get pre-approved in time. You need a pre-approval to write an offer.

I have a client that just got approved using the program. Seems pretty straight forward. Reach out if you have any questions. I wonder how long the funds will take to disappear and I can see competition at the first time homebuyer price-point get really competitive.  So it may be in your best interest to apply and start your search asap.

If you are interested in running a short term rental, I would look about 2 hours from Los Angeles to one of the different vacation markets that Angelenos visit. Joshua Tree, Big Bear, Palm Springs, San Diego would be good markets to look into. If you want to be closer to LA, there are some cities close by that are still STR friendly, but they are quickly going away.

@Allen Duan is right about looking for mid-term rentals. I've met Allen in person and he's a very solid person to talk about mid-term rentals with.

Most condo's won't allow rentals under 30 days long. You could do a midterm rental if you'd like to try and maximize rents.
