Low training low flat transaction fee, with a modest monthly fee independent offices work better for some than going to name brands that are going to take 1/2 of the commission. Others chose a hybrid, training plus no brand name, and probably inbetwen commission splits. Just depends on what of those 3 matches your marketing plan best.

 Expect you could put together a group of lawyers and get some variation of opinion as to its legality for the unlicensed.

Are you putting your license at risk working with unlicensed wholesalers?

I am under the impression in IL 95% or more of wholesalers are unlicensed, and could be sanctioned by the OBRE. What is less clear is potential license liabilities of licensed parties engaging in transactions where unlicensed wholesalers are receiving compensation. As long as the seller is compensating them, and not me, I probably fine?

Recently dealt with same situation, month to month tenant there almost 4 years with no intention to move. I called and explained why I felt now was a good time for me to sell. It was an awkward conversation, we negotiated a move out date, yeah I could have been an azzhole and said you have 30 days to GTFO. 

A letter seems very cold, if you are a big company and always maintained a very impersonal relationship, cold is probably fine.

I can get an agent on the phone and get a much better sense of seller motivations without a buffer. The data available the through MLS is superior to anything I've found online free, could probably purchase data elsewhere.

Plumbing skills are very helpful also, I hire out a whole lot of plumbing I could easily do myself, I am just to slow at it. Don't want to tie up a tenants time, while I screw around with things a skilled plumber can do 3 times as fast.
