Hi Jamie, I have a different perspective. Have 3 rental condo's in process of closing on 4th.

One of them is a lot like a house 1/2  a duplex with only a small shared wall. The other 2 are more conventional condos. Yes, associations can be a PIA, they can also function very well, with low fees, but than properties are that way in general.

 Chicago market is over heated, would save your cash until it cools off a bit.

Aside from risk, rental properties are time consuming, unless you hire out the repair labor, rental work, and management they do suck up time. So that is a cost as well.
