My question is directed solely toward MLS listings of non distressed properties. My observation is that cash investors or investors with substantial equity, tend to be more greedy with their sale prices. It's often seems they put things up for sale with insane prices like CL sellers using free ADS, than pull them from the market after no suckers take the bait.

getting your real estate license. and MLS access, will put you in a better position to wrap your head around the market. In my area distressed properties from wholesalers usually are in distressed areas so the purchase is a gamble on the condition of the property, a gamble on the area than a gamble on hired contractors. What could go wrong?

I've been watching "Love it or List it". Find it interesting they always have drama over budget, yet never mention either property taxes or real estate commission. Two big expenses that really factor into decision making. They also act like like they are the only potential buyers for properties they look at. Unless their planning on holding costs for 2 properties, while theirs sells, those really great houses they look at would probably be under contract in days in a hot market.

HGTV, = more information or disinformation?

I have a 80 something relative, that insists that Property Brothers is real. I've never watched it, have yet to watch anything nonfiction on HGTV though. Maybe I should be more open minded.

Black granite seems very popular with builders, recieved a price 20% less than lowest other color. 

Now, wondering if it will look to cheap?
