People often don't talk about the boring deal they lost money on simply due to carrying costs. Even with your own cash, your risking opportunity cost. Flipping is higher risk, higher reward than rentals, doubt there is away around that regardless of your financial where with all.

I live in the West suburbs also, and like to keep commute times to properties near 1/2 hour. So my bias is West. Oak Park,Berwyn, LaGrange and Downer Grove. Are where I consistly see best combination of stability and ROI. Lyons, Bolingbrook and Lisle, all seem more saturated with rentals, and more risky. Oak Park is also rental saturated, lots of upscale construction going on there though, and proximity to downtown probably creates more price stability than some other burbs.

Thanks Kalyanii, the cabinets were left filthy by a tenant so that's another issue that favors refacing. Have not taken photos yet, been in a mad dash preparing for listing. There is a lot of variance in finish qualities in either refaced or refinished. If quality is apples to apples, price is probably not that far apart.

Thanks Tiffany, you would hate these cabinets, grain very prominent. Bleached white oak, a bit more 90's early Y2K. Now a dinosaur.

Hmmm, if my rental experience is any indication, a married couple between 35 and 50 with 1 child Is my most likely demographic.

Haha, not sure the ROI is there on that up date. I am compiling a list of upgrades to invest in if the property does not go under contract in 2 or 3 weeks, the "White Cabinets" are near the top of the list.

So getting ready to sell a rental and had a few contractors there for various projects. And talked with all of them about the dated bleached oak cabinets, I was considering painting or refacing. Interestly all three of em didn't like painted wood cabinets. One of them was very vocal about saying he down right hated white cabinets. Watching HGTV you get the impression your property will never sell without white cabinets. Digress are white cabinets more of a female thing?

My rentals are all under a 45 minute driving time, I handle most repairs my self and find my own tenants, and belong to the local MLS. If I ever decide to invest much more passively the decision between local and long distance investments will become more of a conundrum.
