Hi there,
I have been poking around the site and listening to podcasts for months. Thought I would introduce myself here.
I live in Oakland, ca and am a commercial contractor currently building condos in San Francisco.
I have a decent chunk of money saved that I really want to invest in real estate.
Have sort of felt paralyzed as I want to invest locally, but the Bay Area is astronomically high priced. I just don't feel comfortable going to the exurbs (ie Modesto) or way out of state (ie Memphis or North Carolina).
Anyhow, I am determined to make my first investment this year. I am convinced buy and hold is the way for me. Am happy to partner.

Welcome to BP, I agree Buy and HOld is the way to go not just because it's part of the name of my company : ') but also it's how a lot of us investors got started in Real Estate Investing. Hello Alex - welcome to the site! I, too, recently joined the site and it's been a phenomenal source of information.
My husband and I currently live in LA but are planning to move back to the Bay Area in the near future. You are voicing the same concerns that we are having about investing in the Bay Area, and we are exploring the Buy & Hold option for out of state properties, as well.
From what I've seen, it looks like there are a TON of flips happening in Oakland. With your construction experience, I'm sure you'd be a great asset to local flippers.

Welcome to BiggerPockets @Alex Sinunu, thanks for the introduction! I know what you mean about the high priced local market, I'm down here in LA. However, I do feel comfortable investing out of state. It has been working well for me so far.

You came to the right spot! I host a meetup every month in Oakland (usually just over 30 investors). Lots of different strategies and ideas, good people, and a great way to get your feet wet. There's still cash flow in the Bay if you're willing to roll up your sleeves a bit! I have income properties in Richmond, and am in contract on a 4plex in Oakland.
I moved the meetup to San Francisco this month to host a larger crowd with Brandon Turner (above) and Josh Dorkin attending (but not a BP meetup). Come out and join us and exchange ideas with your fellow investors! Fri, 4/25 at Speakeasy Brewery
