Kerry Blasdel I am also acquiring a lot zoned I-2 in Arvada. Near I-76 and Sheridan. It's .91 acre. We close in just under 30 days. I'm willing to learn how to make more from industrial.

Matt Kurkowski welcome to BP. I live in Thornton as well, and have a few investment houses myself. I sold my house in Commerce City this year for just under $100k profit. Now I'm buying in Pueblo like crazy. The wave is moving that way, and I'm positioning myself for the crash that will happen (in my opinion) in the next few years. Denver market seems to be pretty flat lately, and my house I sold hasn't moved in value either. GREAT MOVE pulling your 401k. Everyone lost all that 401k money in 2008 crash, and it's about to happen again. That being said, if I was in your position, I may consider selling my properties to realize those gains, before the crash takes them away. At least move them around so you can maximize the Cashflow you should be getting. What is your take on the market?

Kerry Blasdel I picked up a lot of commercial land in Pueblo west. It's business zoned for Marijuana. It's is right next to Joe Martinez blvd. That is going to be the new highway they are building from Pueblo Blvd. it's off of the 1st exit in Pwest. It's down the road a little ways from an existing Dispensary. Is there anything you could show about how to generate the most from this lot? I've never built up a commercial lot, but would like more info. I am willing to do a ground lease as well, or owner open to selling.

You need to looks for a Broker, not a banker. They will find a loan that will work with you. You should be seasoned enough to count some, if not all your rental income.

You can strategize all day, but without a stable income and life, it will not have as much of an impact.

Alex Young I'm an opportunist. If I see an opportunity, I take action immediately. I make my own luck, because I prepare myself for the opportunity that will come. If you're prepared, you will take action. If you are not, the opportunity will slip away. I was working at a car lot, when the opportunity presented itself. Some guys showed up from Texas, talked my ear off about the business, and became my mentor. We were filming a commercial that day, and I'm still on the Mexican Mazda commercial. Anyway, once upon a time, I was interested in how this guy bought a mansion/multiplex, and was renting to me. All he said was "Rich Dad Poor Dad." Been hooked on real estate ever since.
