Thats great appreciation. I just sold one recently for $125k I purchased for $60K. You can sell it, or rent it and do a cash-out Refinance. What are you thinking? Have you rented it out already? I haven't been on here in a little while

I use Superior Paint, he’s Amazing. Does little jobs or really Huge commercial jobs. Great guy name Chris

Can’t say enough good things about R Buck for HVAC he told me he didn’t want to turn down work on one of my properties, but felt it would do better with electrical heat.

Airbnb works well in pueblo. I had a “420” friendly house on there and it did well until the pandemic. I rented it long term but the market for Airbnb has gone up. Not enough hotels to hold everyone. Not enough houses either

I learned it can be expensive to use an attorney. It seems only worth it, if they are Coming After $40k+. You can do the legwork on court yourself. At the end of the day, I spent a few thousand, just to end up settling in mediation. It was court ordered mediation, which is standard, so I would have saved that money just found it myself. The court is the same as when you’re going after your tenant for damages, so you can do this all yourself really.

Sounds like there wouldn’t be too much upside renting by the room, if you’re covering all utilities. I’m not sure you would net much more than the $1,350 situation where they pay utilities.

Personally, I'd do a lease option for a tenant, collect $5,000 upfront, and get good cashflow. What did you purchase the property for, and what is it worth now? How much is your mortgage PITI?

I use R-Buck for my HVAC work, they are amazing and reasonably priced. Flow Right Plumbing is usually reasonable on plumbing prices.

DO NOT WORK WITH Italo Rodrigues. I can’t remember what the company name is at the moment. Anything specific you’re looking at doing

@Brandon Yorkell it doesn’t matter much. It’s a Colorado Registry, so the city doesn’t matter other than a mailing address. You can setup a new entity if you want, without paying to renew the old one. I would check the cost of just renewing and updating your mailing address, vs paying for a new one

I would buy a cashflowing property. I would use the cashflow to pay the bad debts

Once Bad debts paid off, still have cashflowing asset

I was served with a civil suit from an old tenant. I need to hire an attorney here in Denver, Colorado. The suit is here in the city of Denver court and is scheduled for June 11th. Let me know if anyone has any recommendations
