@Eric Calabrese congrats on your first property.  The %1 rule is just a property that rents for 1% of the purchase price.  Example 100k house gets $1000 a month in rent.  People use it as a rule of thumb to quickly screen deals, then of course do a more detailed analysis. 

As for your nerves on closing, try melatonin to sleep.  I had to because I was up all night thinking about my first couple.  Pretty much barfed when I  got the offers excepted.

@Phil Mcnally just curious why exactly you want a 400k/1000m quad?  There are always %1 rule quads around, might be a little cheaper than that the more out of the major city you get. Do you just prefer your rents not to drop below $1000 month?

@Tom Jones Yeah RDPD wasn't ground breaking for me either.  I was already doing most of what he talks about.  It is a good read though so go ahead and finish it. I do agree with David that Cash Flow Quadrant is better.  Great for investor mindset.  Again, nothing really related to specific real estate investing strategies.

@Paisley H. I do think your estimates on CAP EX and repairs are a bit low. I usually run mine at 9% if you are using that method. Some people will insist on running them higher than that, especially in a multi family. 5% is ok on vacancy if that's what it runs in that area. Most people like to do vacancy at closer to 10%. You can speak to some other property managers in the area or other investors to see what yours typically runs at. Also if its a loser when adding in property managment, I might pass. You might not want to manage yourself forever.

As far as the exit strategy. Multis are more based on what kind of revenue they can produce. If you see a way to force appreciation and raise rents then it will be worth more. SFRs are going to appreciate on the area/comps etc.

@Robin Boyer I actually live on a working horse farm. I also live in a converted barn so anything is possible! @Darrel Maxam has a really cool idea with micro houses. It kinda opened my mind to different possibilities.
