@Rick Baggenstoss thanks for the input. Exactly, just too many variables in this one to make it a good deal. I’m sure they got full price offers on it. I went to view the property one hour after it was listed and 2 more investors pulled in behind me.  But I usually do work out having to result to a rental for a flip as an exit strategy if it really came down to it.

@Denny Faircloth Thanks for the input. Always appreciated! I did not offer on the property because I didn't feel it could withstand a 10% drop in ARV.

@Max Keller thanks that's what I'm afraid of the deal most likely cannot take a 10% cut in the ARV.

Has anyone had experience flipping a house like the one pictured here that backs up to a highway? If you are familiar with this are of Atlanta and 285 this is a busy road. The house itself may work out. I'm concerned on the affect this will have on the ARV. Right outside the house it is LOUD, inside I don't think will be an issue once some windows get replaced.

I'm looking into the possibility of moving older (still new enough to be HUD approved and moved) mobile homes to vacant land for rentals. Has anyone had success with this strategy in GA OTP North? I'm looking in Forsyth, Dawson, Cobb, Hall counties.

I have already checked on the regulations in Forsyth county.  They seem pretty standard. 1 acre, certain size, pitched roof etc.  I have seen some cheaper land, but these are more than likely not on city sewer I would imagine and need septic.

Is it possible to get all in with rehab, moving , hookups and permits for 50-60k? Looking in these areas it seems 3/2 MH rent for around $1000 a month or so. I have gotten quotes on moving cost (5-6k) and hookups (5k) but that I'm sure will vary depending on the plot.

Great thread! Some local investors here in GA are interested in the mobile home on vacant lot strategy as rentals long term.  For people doing this in Georgia, what areas have you had success with zoning etc for manufactured homes?  I'm looking to do these in Cobb, Cheerokee, Forstyh, Dawson or Pickens  counties.

Hello all

I'm looking at some small flips in the Thomasville area, east of Lakewood.  All around 3/1s 1000sq ft or so.  Looking for someone in this area for rental quality type work.  Nothing too fancy in these neighborhoods, basic finishes etc.  

If anyone knows any GC's for smaller projects such as these any help is appreciated.

I've asked this question a few times before with many different responses.  I keep my "emergency funds" or anything I think I will need fast for my next deal in a Ally Savings account.  Not like home run interest rates but at least its earning something.
