@Shane H. I and my partner did most of the work ourselves. I have to start using more help since I just dont have the time. I did use David to do my tile work and the tile looked great but his crew left a hell of a mess that I had to clean up myself. I'll look up his company name I dont have it now. I also used a guy who claimed to be able to do granite counter tops. He got me the granite at a good price but disappeared before he was done. So I had to finish it. I dont know his name sorry. I have found a real good plumber, Brandon with Plumb crazy. I'm in Minnesota right now when I get home I'll post some names Of guys I won't use again.

Does anyone know a reliable contractor in Wichita Ks. I've done three house in Wichita but still haven't come across any good ones. I know there are good ones but I'm just unlucky.

@Jacob Henderson thanks for the information on the meetings. I would love to meet up with local investors. I'm in Minnesota for the next two weeks but when I get back I'll look for one. You are in the range I'm thinking. I like the price range you are looking at and I have been looking at those houses too. My next investment will be something like that or a duplex. I dont think I'm going to get the condo since I found out it's in probate. My realtor is still trying but I'm not seeing it.

@Jonathan R. I have properts in b and c neighbor and I'm looking at duplex and triplex right now. I have a goal of investing enough so I can quit trucking one day. I see alot of promise in the Wichita area and I'm just finishing a deal to buy a condo. I believe it will be a fast turn around of 10000 to 15000 with a 2 month flip and sell. Then I will get some flip and hold property's.

@Frank Wong thank you for the information. I have decided to get it and I'm looking at 3 weeks to flip. I've set the budget at 15000 and it should sale within 30 to 45 days. That budget does include closing cost and selling cost. I will check with the HOA, thanks I didn't think of that.

I have been offered a chance to buy a Condo for 50000. The value is 92000 and it will be 10000 to 12000 to flip it. I have 20000 down and the credit union has no problem giving my LLC the loan. My question is even though this is a great offer I'm a little worried I'm moving to fast. I just finished sitting up my LLC and I just bought and flipped a house. I know it's a hard question but when is it to much risk even with a good deal.

I would agree it is not a good idea to invest without knowing the area. I live in Wichita Kansas and the market here is growing. Houses can be bought at a great price. I have only been doing this for 2 years but I now have three houses and a condo. I do have a really great property manager who runs it all for me. The crime in Kansas is on the rise and some areas are bad to buy in. So for me I would avoid getting into something you cant check yourself.
