Wichita ks investment
I would like to hear from people investing in Wichita ks. I have 3 rentals now and will be investing in another one soon. I would be interested on any advice or tips you might have. Thanks.

@Robert Burris very cool. I only asked to get a bit of gage on what type of real estate you are getting into. There are so many strategies and people have their own comfort levels. In my opinion, Wichita is one of the best kept secretes in real estate. Great place to be. From what I am seeing on BP recently @Jeremy Woods appears to be doing some of the biggest moves I've seen in the area in the past few months on the buy and hold side. Very cool posts coming out of his camp recently. @Account Closed is wholesaling and flipping, he also gets a few of us together to eat pizza at Old Chicago once a month. I am sure I am missing many others and hopefully some might chime in.
Personally, I'm focused on the type of real estate most people don't want. I buy the neighborhoods you drive around and tell your kids to stay away from before you let them out of the house on a Friday night-with the long term goal of turning it around. I'm a strictly a cash flow investor. I'm focused on NE Wichita and rent everything through the government's section 8 program. I try to buy property for as cheap as possible and rent it for as much as possible to return my investment in 4 years or less. I intend to hold forever. It's going well for me but it likely isn't for everyone. Even so, the stuff I was buying 8 months ago is 9k more expensive today, at least at Mccurdy lol. I'm ready for a nice long recession. Once I don't need cashflow, I may pivot to other areas of real estate investing.
