@Tucker Cummings im not a fan of cashing out and giving money away. It may be a good option but there are alot of other ways. I can get 1 loan a year on my 401k. I can only have 1 loan at a time so I borrow invest and pay it off before the end of the year. That way I pay myself the interest.

@Derek Ackerman I would recommend you start going to investment meetings around town. I and the wife found them on the meetup app. We found our last property from a couple who was at the meeting and got a great deal. These meetings cover all levels of investing and are a great tool to get info on the local area. We meet the first Saturday of every month and we get 20 to 35 people showing up.

@Allen Li so far I've used all credit unions. I use Heartland Credit union they specialize in investors and can do in bank loans.

I am closing on a home Friday that I got from a couple at a Meetup meeting. There is no way I would have got this deal on the market. I have learned you can get great leads and deals at these meetings. You also learn alot about how to invest.

I've only been at this for 3 years and have gotten 5 property's. My plan is still in the early stage of getting together. I started my LLC two months ago and I close on the 5th house on the 10th. The way I'm looking at this is I have a solid base. I am planning on sitting still till Fall. The market is way over priced and I need to get the money up for my next move. I work 70 to 80 hours a week as a truck driver and my wife puts in 50 hours with the city. I am reading like crazy and going to investor meeting trying to learn what I dont know. I have driven a truck for 3o years and I know I cant do it forever.

  My ultimate goal is to get some breathing room so I can work harder on my investing. It is very hard to run all this from the truck but with phone tech I have been able to get this far.

@Keesha Duminie I decide to use my 401k to buy a house down the street from me. It was a total flip and I had to learn as I went. Of course I over did it and when I was ready to sell I was only going to break even. So I brought in a property manager to run it as a rental. I did good with that so I changed up to buying houses that need mostly cosmetic repairs. I buy with 10000 to 16000 thousand in value and fix to rent. Then pull my money and move to the next deal. I'm only up to 5 houses but it is working.
