I have went forward with this deal. This is my first duplex and I would like to get opinions. I think it's a solid deal but like I said I'm still learning. The duplex has been totally redone so nothing to do to it. The expense will be cutting down trees and leveling the ground. I will also tear up a deck that was built on the ground and lay a concrete slab. Should be under 5000.

@Jonathan R. I'm at the point where I'm searching Like crazy for a deal. I have be out bidded twice now. This dublex is still on the table but I was trying to get it at 79900. Someone is fighting and it looks like I'm going to let it go also.

This one is a duplex sorry I didnt put that in. It has a 2bd 1 bath with a garage on the bottom. Then a 1 bedroom 1 bath upstairs and a total remodel. How does it stack up with you then.

Just looking for advice on a deal like this

@Derek Blades ok. I have only used him for 1 deal. He seems to know his stuff but I understand some issue. I will be setting up other loan options just to have other options. Good luck with that short sale. If you can let me know how it goes I'm just learning all this.
