@Basit Siddiqi @Daniel Hyman I just finished Amanda Hun's book. It's taught me a ton and opened doors for more research to take place. After I read Jay Scott's new revised books, I plan to read the tax book by NOLO. Thanks for the recommendations!

@Sam Shueh This is more along the line of what I'm afraid of. The process in which I buy the home, but somehow there is someone still living there or there is a 2nd mortgage on the property and I'm now responsible for both. I just want to be prepared for the situation in case it ever happens. Thank you.

Hello, Over the next 2 years, I'm going to be saving 50% of my W-2 income. I'll be using this money after the 2 years as my "savings cusion" and maybe a downpayment. I was thinking instead of letting it sit in a savings account with .01% APR, why not try something else with a little higher %APR. I'll be depositing money every week, so certificate of deposits won't work. I've thought of a money market account, thats about 2.5% APR. What do you all suggest? Thanks.

@Roger Steciak I currently have a realtor who is awesome but am just trying to explore more options. I do go to him for a lot of advice. He is super knowledgeable and a rental property himself. But I'm trying to broaden my search to find other deals. Thank you for your response!

Hello everyone, I'm exploring more ways to find deals but with caution. I want to post a craigslist add about buying houses. Or find people willing to sell instead of getting foreclosed on. What I dont know is, what all could go wrong, and how could I, or someone, be scammed or ripped off in one of these types of deals? What are your experiences?

@Oscar Contreras Hi Oscar, Referring to house hacking, I believe that is a great idea. Many people got their start by house hacking. I personally did a live and flip as my first real estate investment and plan to do it again. Good luck on whatever you decide on!

@Mikey Maher Hi Mikey, In regards to rehabbing or flipping a house, always overestimate how much your repair costs are going to be. Even if you do the repairs yourself, it can add up quickly. There are several ways to save on material whether it be through craigslist or overstock warehouses, you can find ways. Another thing that I didnt expect was how much closing costs, taxes and fees were when buying or selling a house. I thought that if i bought a house for 50k, rehabbed it for 10k, and sold it for 100k that i got 40k profit.... I was wrong! Keep researching, reading and expanding your network and you'll be well on your way. Good luck to you.
