What Could Go Wrong? Purchasing Without a Realtor.

Hello everyone, I'm exploring more ways to find deals but with caution. I want to post a craigslist add about buying houses. Or find people willing to sell instead of getting foreclosed on. What I dont know is, what all could go wrong, and how could I, or someone, be scammed or ripped off in one of these types of deals? What are your experiences?

I have bought many properties without realtors. why do you need one.   For example, I was approached recently(has happened many times) by an individual wanting to sell a property. We agreed on a price, I have a one page purchase contract, I contacted the title company and started the clean title process. My attorney reviewed the title history and determined a couple of extra affidavits that will also need filed. I will exchange a check from my bank for a completed warrantee deed. I will file the deed at the courthouse. Done deal. Realtors have a place in the getting sellers and buyers together, but they are not actually necessary at all in the closing process.
