Hello Lisa and Gene and welcome! Your guys' goals are almost exactly the same as me and my significant others' goals. Instead of doing a house hack though, we are planning to do another 'live n flip'. Its funny that you use the term 'forever house' because thats what we use too. Good luck!

I believe Robert Ellis' post is spot on. With that being said, are you looking to do a live n flip or just live in it and rely on natural appreciation? I would highly recommend a live n flip, if you dont mind your primary residence being a construction zone for awhile. Good luck.

I agree with Craig that it is personal preference. However, in my opinion if you are just starting out, finance your properties. Cash is king. Good luck!

I'm sure you can learn at least 2 things from every mistake you've made on this deal. As long as you revisit and investigate why those mistakes happened AND act upon improving them on the next deal, you should be golden. Don't give up, you got this! Good luck.

I would say it would cut out a little bit of the price of rehab if you were to use a handyman, but not by much. If you were to do the rehab on your own though, you're pretty much trading your time for cost. For my first property I did all of the work myself and saved thousands. In addition to saving money, you know the work is done right. Good luck!
