Hello, I'm looking for an actionable steps I can do until I can purchase my first investment property in about 3-4 months. I'm in the process of building my primary residence so I am unable to incur new debt or pull funds from cash reserves since I have not closed yet. My Real Estate goals are to buy hold 3-5 properties this year under my LLC WHAT IVE DONE SO FAR: Incorporated LLC Business Address & Phone Number Email, Logo, Business Card etc.. Websites for corporate and lead generation (in progress) Vendor accounts to build business credit D&B registered. Submitted business information to directories. Opened business checking account What else can I do to prepare for my first deal? PS - I am Mortgage Loan Officer by day, FYI (be a technical as necessary) Please Help!

Hello, I am a RMLO in Dallas, TX I work for one of the largest mortgage companies in the country. I'm up to the minute on FNMA, FREDDIE and GOV guidelines and would love to answer questions. Im not trying to solicit (our rates aren't the most attractive) just want to offer value and this is an area I'm pretty good in. I'm actively searching and contacting homeowners about selling their property. Nobody has accepted any offers yet but, I was wondering if it would be wise to incorporate my LLC first for the legal protection before I purchase a property?

I'm interested in buying a sfr, condo or townhouse in the south Florida area for short term/nightly rentals. Would occasionally like to visit since my wife's family lives in Miami. (Currently in Dallas) Before I get to deep in the numbers I have a few questions I'm hoping to get answered 1. My perception is south FL is really competitive, true or false? 2. What are some ways I could find properties? 3. What are some tools available I can use to research the area? I'm a Loan Officer for a mortgage company so feel free to be as detailed as necessary.
