Jeff S. yea it's about 2100 sqft.

As far as comps since I don't have mls access I can only get a range from the popular sites, I did pull a list of recent sales from the tax site

I'm still searching for buyers in that area I have found some but getting contact info has been challenging

Got a call today from an older lady that saw my "We buy houses" Craigslist Ad. Told me she's interested in selling the home fast as she has plans on moving to Oklahoma by her sister. She's tired of the upkeep and her kids have moved on.

[/b]The House:

5 Bed 2 bath Double Wide
Carpet and Tile
Storm Cellar
Good Neighborhood ( according to her)
No Major Repairs ( according to her)

I asked what would she like to get for it? - She said 75k

She doesn't owe anything on it and according to her no title issues
I got a ballpark figure of the value from the tax office of 36k

Here's the issue, the house is about an hour away in a city I am unfamiliar with.
does this sound like a legitimate lead? Should I search and try to locate buyers in that area that might be interested?
