David Beard ok so if the borrower owes 30 properties he can still qualify as long as the principal property is use as security....thanks for the breakdown

Welcome Carter Catlett Thats interesting, according FNMA's sellers guide "If the mortgage being delivered to Fannie Mae is secured by the borrower’s principal residence,
there are no limitations on the number of properties that the borrower can currently be financing"

Amie D. They don't flat out say no investors (accept on condos) but theres a lot of red tape that I believe turn investors off

Silvio L. Your right, I've met 2 recent buyers while they were rehabbing their properties. i approached them and kicked up a conversation and got contact information and found out whats their criteria for purchasing. Also followed up with them and took interest into what they were doing. I find people value you more when you take interest in them and not just come off as somebody trying to "fake it to you make it"

I mailed my first set of handwrittien letters last monday, next set of letters this monday....I'm up right now createing a few"bandit sign" type ads for craigslist using photoshop. I'm going to order some T-shirts next week with my bandit sign on them and do all of my shopping, eating etc... in my targeted areas

I crossed referenced the owner and property address with the county tax office and appraisal district to get a "highly probable" mailing address

Hello just wanted to spread the word about a site I'm sure people are aware of but in case you not its called blockshopper.com you can research recent sales in a particular area and it tells you who the buyer and seller is. I cross referenced the information and its pretty accurate

it has other features too I just wanted to share that one

Ned Carey Yea I agree with you the amount is small but I have to tailor it to my weekly budget.

So would I not limit the year built?? if so why not??

Good Evening

I purchased my first list on listsource (A Core Logic Company) just a few moments ago. I work for a Mortgage company and I email Core Logic/FA quite often. they are a leader if not the only company in the offers as much as they do. So I feel confident about the information I got from Listsource

With that I would like to share the criteria I'm going to test in my DM campaign

I chose 4 zipcodes in an area I'm most familiar with and researched the demos (source Demographics Now) and then narrowed from there

Check out what I used this week and make suggestions for the next list I'm going to purchase next friday

Full List:

4 Zip codes
SFR
40% -100% Equity
Built after 1960
last Sale pre 2000
3 + Bed
1+ bath ( I know it's generally 2 but I'm curious so I did 1+)
excluded corps
absentee in state and out
no trust

262 Results

I crossed referenced a few properties on the local county office and they were accurate

ANISH TOLIA I was talking to him and I think he was surprised that I had an understanding beyond bird dogging because he didn't know what to say after I finished....I let him know that I will out him on my list and when I get a good deal I'll let him know. He wasn't to receptive to that idea, he just continued to talk about the bird dogging which at that point I was questioning his credibility
