This The Answer I received From A Real Estate Atty..

If woman is dead and has no husband at time she acquired property and then became deceased and she has not children, then the property is inherited by her mother and father.
If they are deceased then the property is owned equally by all of her brothers and sisters.
There will be required heirship affidavits which I can do in order to convey.

Cousin has no interest in the property, unless mother and father are dead and there are no brothers or sisters. Property would pass to brothers and sisters of mother and father, which would be aunts and uncles. If any of them are deceased that share would pass to their children, which would give cousin a share.

You will need to find out this information, but on the face cousin has no interest or right to sell the property.

Studied What Type Of Properties They Bought, What Area and How Long It Was Taking Them To Sale Them...
Call The Wholesaler's That Were Buying and Selling In My Area...
Leveraged Their Buyer's List and Got The Property Sold...
Split The Profit 50/50....
