As others have said, this agent is probably not used to working with investors.  Better to move on and talk to a lot more agents than try to get her to think the way you think regarding a property.

After selling my houses retail I often get approached by the agent representing the buyer. Once they find out what we do, it piques their interest.  However, most of the time their idea of a deal and my idea of a deal are very very different.  Usually the conversation ends after I tell them what I need.  It isn't their fault and there isn't anything wrong with that.  You just have to find agents that know our business and most do not.  The average agent is out there to sell retail real estate.  Many don't even believe me when I tell them what prices we pay for houses.

Work the phones and call 100 agents.  Try to get listing agents too, not primarily buyer's agents.  The listing agents are out there pounding the pavement drumming up business and they are the ones that will come across deals.  Don't try to sound like the next Trump because they will dismiss you.  Call them and ask sincere questions then promise to follow up in a month.  Make sure you follow up on time a month later to show them you are serious.  

All the seminars are back in full force so these agents get a lot of fresh seminar graduates calling them when the guru leaves town. The majority try to sound like a big shot and agents have learned to ignore those folks. It takes time to cultivate the relationships you seek. In the meantime go to the REIA meetings and network.

@Quinten Jones - All great advice so far. Maybe you should also consider getting started as a wholesaler to build up some cash. A lot of folks start that way and learn the business. I bought from a wholesaler once and all he asked for was a reduced wholesale fee and that he be allowed to shadow me during the process from beginning to end. It was no skin off my nose to have him around and he gave me a great deal. You have to give to get in this business and that doesn't always mean money. Go to the REIA events in your area and start talking with people. Watch out for the wannabe gurus that will want you to pay $10K for their mentoring etc., most of those guys aren't experienced themselves. Talk to a lot of people and be smart about it....GOOD LUCK!

I echo what Derek said above.  For the most part you should be ok as long as you fully disclose that you are an agent.  My wife is the agent in our office and we disclose several times on every deal.  The main one being the contract, it states that she is an agent but is not representing nor is her broker representing the seller as an agent in the transaction.

Best to cancel and look for local mentors.  Houston has a ton of them and lots of them are good, lots of them aren't and some are downright expensive.  Hang around a while and talk to people.  Anyone that tells you they are a mentor or coach within 30 seconds of meeting them probably isn't a good choice.  

Rich Dad would have tried to upsell you to a much more expensive seminar and while at that seminar they would try to get you signed up for mega expensive phone mentoring.  That's just what you would need, weekly phone calls from some guy in Utah about your market in Houston.  Glad you stayed away.
