 Bang on!  Get them out quick, Pit Bulls are on the dangerous breeds list for insurance and you won't find anyone willing to insure one in a rental property.  People can get homeowners insurance for their own residence with one but not an investment property.  Unless you want to be checking on that house every few days after the tenant lies to you again and brings the dog back, evict now.

I'll be leaving town that day but looking forward to the next one!  Out of curiosity, how many people usually come out to the BP meetup in Houston?  I have a decent sized area in my office building that I can book for things like that but it would be BYOB.  Might be interesting without the usual bar type distraction.  My office is off of FM 1960 though.

@Account Closed - Congrats on the sale and welcome to Texas! Accounting differences and terminology aside, you will have some cash in hand when you get here. Just be careful with some of the local wholesaling/realty outfits. A lot of over inflating ARV and underestimating rehab going on. Do your own homework and don't trust anyone else's numbers until you get a firm grasp of the local market. This area has become very popular lately so it has brought out the gurus, and with them, newbies driving prices up. Don't be in too big of a hurry.

Hi @Austin Lockard ,

Right now 70% is going to be hard to come by if you aren't generating your own leads directly to sellers.  Your competition is paying 85% for wholesale deals at the moment.  I think @Josh Sexton has the right idea for the current market.

I have one in Spring that I have not rehabbed yet if you are interested in taking a look but it isn't 70%.

Contractors have been so busy around here it is getting difficult to find one with the time lately.  I've never used Fast Track but I hear good things about them.  I tend to use one guy for almost all of my projects and I have him pretty busy.  I do have one other that I use and would be happy to give you his info via pm.
