Depending on where you relocate refinancing into a conventional loan may not be the best option. If you are moving to a location where you are able to use the remainder of your VA eligibility to purchase a decent 3/2 that will also be a good rental when you PCS again, then I would look at keeping the lower interest rate from the VA loan and not paying closing costs for a refi. Just a thought, obviously you need to look at all the possible options and evaluate what is best for you and your current situation.

Do you have this property under contract and ready to close? The reason I ask is that it is listed as a FSBO for $92k.

You can definitely market the property towards military. We put our rental on military sites and only got one civilian. That civilian complained about the jet noise where he built his dream home. I commented that I tried to fly over my house daily, he never called back. We weren't specifically looking for military and would have been happy with anyone willing to pay. We put the rental on those sites because that is what we were familiar with.

$600,000 for 3 acres with what sounds like 3 marginal structures on it seems high unless it is in a Denver type area. Could you go conventional, rezone into 6 half acre lots and build? With the price your quoting it sounds like you may be able to build cheaper than you could buy. Just some brain storming...

Out of curiosity, have you been paying rent for the whole six years of foreclosure status?

Found this article in concerns of a law passed in the Las Vegas area in regards to squatters or "unlawful occupancy".   Seems that there is a huge problem in Vegas and maybe the bank is perfectly happy having someone in the property who is taking decent care of it for free.
