Gloria R. are you going to employ a leveraging strategy? I have zero experience buying outside of a personal home that became a rental, but with the numbers you provided from AZ the rents could leave little cash flow with a conventional 30 yr 20% down loan and management fees. Seems you could get the same numbers in Temecula and its outlying cities.

Try a service like Lending Tree. I know someone who recently worked several lenders that were interested on there against each other and got a great deal. He was overseas when this occurred.

I am active duty so I also have a vested interest in taking care of my fellow service member. However there are those that take advantage of things meant to help out in honest situations. A lot of the relief act applies to reservists and debts/contracts taken on prior to entering service. But you are probably correct that it may not be worth making waves.

@Josef T. we still receive BAH when we deploy. If you are getting claused out for a deployment vice a PCS then you are being taken advantage of. Now a smart single service member will structure there lease length so they are able to move there stuff into storage and pocket the BAH while on deployment, come back and buy their own house.

The govt has no requirements concerning landlords and BAH outside of privatized base housing. They give us the money and we do as we see fit with it.

If I could go back to my pre-family days in the military I would use the VA loan for a multifamily and house hack.

If you are pulling out the equity to acquire another cash flowing property, that will increase your profits, then additional financing costs would be justified.

Feedback in regards to the webinars: A 4pm PST start time does not allow those who have W-2 jobs on the west coast to participate. We can catch some of them on replay, however this prevents us from being active participants who could contribute to any real time discussions. I realize that there has to be a consideration for starting too late on the east coast as well. Thank you for the good work BP, keep it up!
