Hi Jacob -

Have you looked into DSCR loans? I have linked an article below that goes over how they tie into BRRRRs. Happy to connect and chat further if you have questions!

Hi Lenny - Welcome to BP!

Your first step should be building a strong team: an investor friendly agent, lender, contractor, and property manager are key. Understanding your financing options as a first time investor will also help you act quickly on a deal. Focus on one or two target markets, get familiar with the numbers, and use tools like BP calculators to analyze potential properties.

Whether you start now or after graduation depends on your bandwidth, just have the right systems and support in place first. Best of luck, and feel free to reach out with any questions!

Hey Derek, welcome to BP!

One of the biggest factors in successful flips is building a strong team: contractors, agents, lenders, and property managers.  They’ll be essential in helping you navigate challenges and scale efficiently.

Since you’re planning for 2025, now’s a great time to start networking, analyzing deals, and learning about financing options (especially if you're a first time flipper..). Are you currently working on lining up funding or looking at potential properties yet?

Hello!  Thank you for the welcome!

Right now we are just finishing out this year before we really put the gas pedal to the floor.  I also will have a big promotion at work coming up that I will need to prepare for.  Hopefully that will be at the end of Q1.  Then I will be able to really hammer at this.  Just getting a feel for things.  As of right now I am planning on using Q1 to learn how to analyze deals and build my team.  Hoping that my brother in law will be able to build and manage a contracting team.  I have already started talking to a few realtors.  Along the way I would love to get investors instead of lenders and eventually scale massively.  Along the deal analysis I am looking to buy and use Deal Machine.

Sounds like a great plan! Good luck as your start out and happy to connect with you

I;m sorry to hear that, Dashawn. Why did the lender back out at closing?

Hey Jennifer, sounds like a DSCR loan would be a great option for you. Qualifying is based primarily off of the property, not you as the borrower. Happy to connect and chat further if you'd like!
