Hi Tyler,

Welcome to BP. I'm based in Tampa and am happy to connect.

I also have family in Chatanoogo and originally from AL, so I can help when it comes to those markets. However, if this is your first flip/investment it typically is easier to do something local and then expand to further markets. Feel free to send me a DM if you want to chat further.

Hey Troy,

Congrats on finishing your rehab. Document all improvements with before/after photos and receipts, highlight upgrades that add value (kitchen, baths, etc.), and research comps in your area to ensure your property aligns. If possible, meet the appraiser to provide your rehab details and comps.

Also, out of curiosity, when did you purchase the property and when are you looking to refinance?

Hey Jaedon -

Have you considered exploring DSCR loans?

They're highly popular for turnkey rental properties because qualification is primarily based on the income generated by the property itself rather than the borrower. This means no DTI, personal income verification, or tax returns are required.

They're also becoming a powerful tool for BRRRR investors during the refinance stage. Unlike conventional loans that typically require a 12 month seasoning period, DSCR loans have no such requirement, making it much easier for investors to scale their portfolios.

I've included an article below that outlines how DSCR loans can be utilized in BRRRR strategies.

Also, I noticed you’re based in Florida, I’m in Tampa. Let me know if you’d like to connect and discuss further!

Hey Thomas,

BRRRR is still a strong strategy, especially with solid capital. If scaling quickly is your goal, DSCR loans are a great tool for the refi portion since there's no 12 month seasoning requirement like conventional loans, and DTI isn't a factor.

I suggest focusing on building your "Core 4" team—agent, lender (one who can finance both the purchase/rehab and refinance is ideal), contractor, and property manager. Happy to connect if you want to dive deeper!

River, I would love to dive deeper if you ever have the chance. Is this strategy something I could deploy in a high entry area like New York/Long Island?

 Sending you a dm
