Another option to have the funds quickly is to keep a working line of capital or business line of credit up to $150 -$350K.  You can pay those down and re-use them each time you flip.  If you are just starting, you can qualify with a good FICO.  If you have been doing this a while, your FICO won't be as important as your proof of gross revenues.  There are several options and they all vary as to their requirements.

Another important factor in your credit score is the the ratio of debt being used.  You will want to have your credit cards debt at about 50% or less of the maximum spend allowed on the card(s).  Many private lenders look more heavily at the property and less so at the lender but your credit score is still a factor.

You will want a current rent roll and net operating expenses.  You will also need to understand how long it takes to fill commercial vacancies in the surrounding area.

You may want to set up an LLC and go for a commercial loan.
