You will build wealth owning but you have to have a solid contingency plan in place for vacancies.  Make sure you understand the operating costs for ownership if you choose to go that route.   Good luck!

Local banks may not like that you are not also local.  You may want to look for a national lender that is familiar with you and your business that you can partner with repeatedly. 

Michael, 

It's difficult to do without a specific property in mind because the loan is usually based off an asset.  SBA may be a viable option with your credit rating.  There is room for future property purchases and working capital in that type of a loan.  You would need to show that you have experience in being a landlord.

I disagree, completely.  A professional factoring company uses your company name on every interaction with the customer.  They actually can make a company look bigger by having an external accounting presence.

@Manolo D,  That's true, but consumer financing is still an option and that is more effective than factoring in that industry.  It accomplishes the same thing which is the improvement of cash flow and it takes the invoicing of clients away from your company.

I'm betting on Portage Park and Albany Park.  Lots of 2 flats being de-converted.
