So this is my second day on this forum.  I have to re-introduce myself because I had my url in my first attempt and was politely told that was a no-no in this forum.  My apologies.  So, hello everyone again.  I own a commercial capital sourcing business and I'm from Chicago. I'm looking to connect with multifamily and commercial real estate agents and investors.

There are private commercial lenders that provide loans based on stated income. This is specifically designed for entrepreneurs who are self employed. It's not as difficult, you should have an LLC set up and be investing in multifamily or commercial properties. With a good credit score and an existing rent roll, you have a good chance with private lending.

An LLC qualifies you for commercial loans and gives you more options for financing.

I can tell you that the senior housing trend is exploding in commercial real estate.  There is a baby-boomer turning 67 years old every 10 seconds for the next 10 years or so.  I worked a deal with a guy who has 45 years in the commercial lending field and he says he's never seen it this busy.  I think (and hope) the commercial real estate market will continue to grow rapidly for a good while.

Welcome, Make sure to have an LLC set up and a business banking account. Those are important in order to get commercial loans which are options for the multifamily projects. Anything you can do to establish your business credit profile and improve your personal FICO will also give you more options.

I work with several factoring companies and 1-3% is the normal discount range.
