Post: Wellmade Luxury vinyl rule at Costco

Sorry, no experience here, but have you called Wellmade for a sample?  I'm putting vinyl planking in my own home, and I try my best to scratch samples, and see how they look.  The warranty on Wellmade looks about the same as Allure, and most brands I've looked at.  That's a hard price to beat.

Hi Alisha!

This question gets asked a lot, and I think it's the wrong question you should be asking...for yourself.  I think what you should be asking is, what skills/values/assets can I bring to a partnership.  A mentor isn't going to come knocking on you door just because you asked for one.  You have to bring something to the table to benefit the relationship.  I don't know what that is, nor do I know what that may be for someone willing to work with you, so don't let this be a discouragement.  Just think about it, and be prepared to answer the question, why should I be your mentor?  You'll need an answer...make it meaningful.  

That said, I would start evaluating deals, today. Use the BP tools, find a FSBO home on craigslist, and evaluate it. It doesn't have to be a good deal, but use the BP printout and take it to an REI meetup in your area, and ask someone if they could help you evaluate your deal. You'll learn a lot. Use this to start-up a conversation, and create a real-person contact. Perhaps this person would be willing to work with you, should you find a real deal, or to help you find deals, whatever you may need help with, for a part of your first deal, or for your time, or for a cup of coffee - whatever you agree on. Just think about how your could give back for the learning you will receive.

They'll be looking for continuous employment at some point in your history.   You're young, so your employment history may be a new thing?   If so, don't give up, you may just need to find a co-signer with better credit/employment history, to help you qualify.  Mom?  Dad?

Post: HOA special one time assesment fee

If the assessment was approved by the previous owner, and not disclosed, this is fraud (but I'm not a lawyer).  That said, you should speak with a lawyer about what actions you can take at this point.  I suppose the $$$ would drive your motivation to hire one.    

I'd be curious why the condo certification did not show the assessment.  

Anyway, I really hope you can recover the fee + legal fees if necessary (if you can).

Hi Eric!

I'm not a realtor, however, I'm to understand there are quite a few professional expenses you'd have to pay to hang your license with a broker.  You're probably aware of those.  I guess it would depend on what you're ultimately trying to achieve - it may be a better choice to go directly for a brokerage license, or to not have any at all.

Hi Sonny,

Just putting myself in your shoes...  I went into Home Depot yesterday and saw their vinyl planking (Allure Ultra).  I'd consider this over carpet.  I'm considering a similar product for my home.  Pretty durable stuff, not that expensive, and it can be mopped.  It had a lifetime residential warranty too.  The box store can also install it if you're in a pinch.  Just something to consider.

Hi Mark,

I don't have any experience with this, but I understand the logic, so long as you have the cash flow you need.  However, if you're in an area that's hard to find tenants, or if you have a lot of turn-over, you need a plan B.

Just putting myself in your renter's shoes...  I wouldn't want to buy a washer/dryer for a place I'm renting.  I'm not sure the option I buy for this rental would work for my next home/situation.  IMO, yes it's an expense, but it's better it be an expense you can control.  Just my 2 cents.
