Debating getting my license

Just wanting opinions.  I'm currently full time employed in the military.  I own 4 total units of rental property.  I'm debating getting my real estate license as a part time thing. From your experiences, would it be realistic to do? Or is having a full time job probably not worth it. Is there anything else you might recommend?

Hi @Eric L. I am currently an agent and investor. My question would be why do you want your license? As @Ricardo Meza stated - there are several start-up costs (here in IL my start up costs where about 1,000 and my dues will be due again in December) - then there are monthly fees whether you sell anything or not.  Just from my experience, part-time would be okay if you have one or two clients at a time, but I think it would be hard to work full-time, do real estate part-time and manage properties (if you do that yourself). There is a big learning curve when you start, at least here in IL, many different systems to know and brokerage systems etc.

When I started investing, I was under the assumption that I wanted to make my realtor a very wealthy person! LoL However, what I found is that I could not find one that worked fast enough and understood the concepts of investing to help me. After loosing, two properties I got frustrated and got my license. For me, it is working out nicely because we flip and buy and hold.

Hope that helps at least a little bit.
