I've got a potential deal in Rio Grande Valley that will be a heavy multifamily rehab (~$900k) on a $200k purchase price - 32 unit building.  Does anyone have recommendations on a loan broker that may be able to help on a non-recourse bridge loan or a full recourse bank loan?  I am trying to avoid hard money rates but not sure if possible given such a large rehab budget. Thanks!

I usually give my clients a 2 to 3 page form.  It's usually good enough.

Hi there! I took a contract that I was using to my local attorney. He said that it was too short and would provide me annual contract. What started off as three pages turned into about 20! Now I am using the TREC contract.

One piece of advice I got was to contact the title company and ask them if they have a contract they prefer. That way you're providing them all the information they want to see since they are processing the transaction.

I think there are a couple of title companies who would do it before the 2 years.

I bought two single family properties in 2020 at the sheriff sale in Guadalupe county. Neither were homestead so they fell under the 180 day rights of redemption period. The problem I ran into is that I can't find a title company that will give me clear title until two full years are up. This is not a big deal for me because I'm keeping them as long term rentals but it is frustrating because if I wanted to sell them before the two years are up I would have to discount the price because of no clear title. The title companies are afraid that "someone that is a potential heir might show up and say they weren't notified of the sheriff sale". Just wanted to share this in case you think you can buy something at a Texas sheriff sale and get title after the 180 day rights of redemption period is over.
