What part of town are you in?

That's unfortunate. Thanks for the response Ethan! If you happen to know of any other Houston based groups, I would be interested.

You should reach out to @Ethan G.and discuss with him as this would be something he does often. He is based in Houston so can help with Texas filing.

Best of luck

Your profile looks very well versed.  I am also interested in finding a CPA in Texas that specializes in real estate, cost segregation, solo 4o1k, tax strategies and  i.e. Agusta loophole.   I would appreciate any recommendations.

Would need to run a lien search, you may be able to do some of that yourself but I would pay a title company to do it.

Thank you for your quick response Ethan.  That is a relief.  How can I find out if there are any other liens on the property or would they all be listed at the tax assessors office?

You can usually ignore vendor's lien Not a separate loan from what is secured by deed of trust. Technical reasons for why lenders want the vendors lien anyways.

It depends on how much you care about having your home address on a public document.  Some of my clients care a lot, others don't.  By the way, if someone just spends a few minutes on google, they can figure out your home address.

Yes, it would be good practice to have an operating agreement - usually banks and title companies would require it, even if you are the sole member.

I am an attorney and can refer you to my CPA (I assume that is what you meant and not CPE)
