Market is crazy right now but I think it will settle down in a few months. You will just have to deal with the current rate (not much you can do about it). You can also refi again when rates come down

You can do what I did, I found an investor with a great deal and invested the 20k with him for a profit share. We ended up doing 6 deals together. Now I have a lot more than 20K.

Probably best to actually call a few lenders with whatever questions you have, they should be more than willing to give you a better understanding of the process.

If you have that money in your account most lenders should be fine with that.

Skip trace, I use Prop Stream to create lists and you can use their skip trace or use an outside company. If you are looking to scale hire some callers (commission only) and get a dialer.

I would shoot for 2 or 3 tops in year one until you get more experience, you should also reach out to lenders and get pre qualified

First have to pick your real estate strategy (flip/hold), Network and start making offers (would also be helpful to reach out to lenders and get pre qualified)

I'm from Central Jersey as well, Middletown I did a few fix and flips in Atlantic Highlands, As far are rentals the only experience needed is one rental owned or managed for 24 months. I canhelp with any questions you have.

Always check them out online for reviews or their website, real lenders will never ask for upfront fees. 

You can look up definition of rural online, but the reason lenders don't lend in rural areas is it is difficult to find value of the property. Lenders like myself will make exceptions depending on how rural (and yes populations is a factor)
